LOCATION
Lowestoft is a town located to the north of Suffolk 30 miles from Norwich, 40 miles from Ipswich and 130 miles from London. TERMS
The units are available together or separately. New leases are available for a term of six years with rent for Unit 16 at £18,000 pa and Unit 17 at £21,000 pa.

OUTGOINGS
The tenant is responsible for the payment of all business rates due on the premises. The current rateable value for Unit 16 is £19,250 pa (meaning rates payable in the region of £9,625 pa) and Unit 17 is £18,750 pa (with rates payable in the region of £9,375 pa).

VAT
VAT will be payable on the rent.

SERVICE CHARGE
The Tenant will be responsible for the overall maintenance of the unit including vehicle door maintenance, electricity checks, etc. In addition there will be a service charge covering the estate and grounds maintenance currently estimated at 50p per sq ft, but will be confirmed in due course.
